SUBTERRANEAN HOUSE IN RUTLAND

We obtained planning permission for this single-storey 400m2 house on a greenfield site with outstanding views over Rutland Water and open countryside. This type of application would normally be rejected by the planners but was approved on the basis of what is known as ‘Enabling Development’. This is defined as development that is normally unacceptable in planning terms but for the fact that it would bring public benefits sufficient to justify it being carried out, and which could not otherwise be achieved. The key public benefit in this case was securing the long-term future of a listed hill top medieval farmhouse and scheduled ancient monument 1.5km away.
